How to value a self storage facility

The self storage property valuation that lenders and appraisers rely on is the income approach: capitalizing income into value. It is the same math as a cap rate, run in reverse: instead of dividing income by price to get a rate, you divide income by a rate to get price.

Value = NOI ÷ Cap rate
Value per sq ft = Value ÷ Net rentable square feet
